1. About WhatCanIBuild

WhatCanIBuild (“we”, “our”, “us”) provides automated planning permission guidance for residential properties in England. Our service analyses your property details against permitted development rules and local planning constraints using data sourced from local councils.

Our reports are informational guidance only. They do not constitute professional planning advice, a formal planning determination, or a certificate of lawfulness. You should always consult a qualified planning professional or your local planning authority before starting building work.


2. Using the service

You may use WhatCanIBuild if you are at least 18 years old. You agree to provide accurate information when using our service, including your postcode, property type, and project dimensions. Inaccurate inputs will produce inaccurate results.

You must not misuse the service, attempt to access it through automated means beyond normal use, or use it for any unlawful purpose.


3. Free and paid reports

We offer a free summary that indicates whether your project is likely to fall within permitted development. For a detailed report including site constraints, approval chances, and professional guidance, we charge a one-time fee of £9 per report, payable via Stripe.

Paid reports are delivered instantly via email and are also available through your unique report link. Each report is specific to the property and project details you provide at the time of purchase.


4. Refunds

If you are unhappy with your report, you may request a refund within 14 days of purchase by emailing support@whatcanibuild.co.uk. Refunds are issued at our discretion to the original payment method via Stripe.


5. Intellectual property

All content on WhatCanIBuild — including text, design, code, and reports — is owned by us or our licensors. Planning constraint data is sourced from publicly available local authority records.

You may use your paid report for your own personal reference. You may not redistribute, resell, or republish reports or any other content from the service without our written consent.


6. Limitation of liability

WhatCanIBuild provides automated guidance based on publicly available planning rules and constraint data. We do not guarantee the accuracy, completeness, or currency of this information. Planning rules change, data may contain errors, and individual circumstances vary.

To the fullest extent permitted by law, we are not liable for any loss or damage arising from your reliance on our reports, including (but not limited to) costs incurred from planning applications, building work, or professional fees. Our total liability to you shall not exceed the amount you paid for the relevant report.


7. Changes to these terms

We may update these terms from time to time. The “last updated” date at the top of this page will reflect the most recent revision. Continued use of the service after changes constitutes acceptance of the revised terms.


8. Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
